*GENERAL SUMMARY * Working maintenance manager who supervises all maintenance, infrastructure upkeep, modernizations, and repair for the facility.
This position is responsible for research and development of prescribed maintenance schedules, obtaining estimates for capital expenditures, and maintaining schedules of both regular maintenance and special projects.
The position involves a high degree of complexity with a variety of work situations that vary from the norm.
Duties are performed under the general supervision of the Executive Director with established procedures and guidelines.
Errors in accuracy, judgment and level of professionalism, quality of work effect the smooth and efficient operation of the entire facility ultimately impacting resident and staff trust levels.
*Job Functions: * * Supervise, plan, coordinate, and direct the work of the maintenance department * On call as needed for facility emergencies or phone direction.
* Make staffing decisions hiring recommendations, training, performance evaluation, scheduling of work load, safety awareness and retention of assigned personnel as it applies * Major responsibility for safety and safety recordkeeping for the facility, insuring the facility is compliant with all State and Federal requirements.
* Provide all new hire training on fire and safety procedures * Provide monthly in service on fire and safety procedures at all staff meeting * Maintain MSDS compliance * Manage hazardous materials/communications * Manage preventative manintenace program * Supervise and coordinate with other departments (Marketing, Banquets) as necessary to insure meetings and events are properly set up and broken down.
* Supervise storage, availability, and disposal of surplus items and direct proper storage of maintenance materials.
Maintain neat and clean work areas, limit hazard exposure.
* Direct storage of items, and set up of surplus items for quarterly Estate sales of items from * Life Care Residents.
* Responsible for maintaining budget.
* Coordinate, plan and direct all capital expenditures for regularly scheduled maintenance and upgrades for the facility.
Prepares RFQ’s and reviews bids for accuracy and thoroughness for each project.
Ensure that projects are cost effective and use organization resources wisely * Plan, implement, and manages annual service contracts for facility maintenance.
* Manage inventory for housekeeping/laundry department * Coordinate all care/service to grounds and building.
*Specific Skills: * * Excellent interpersonal skills * Ability to maintain cooperative working relationships with those contacted in the course of work activities * Ability to communicate in English, effectively verbally and in writing * Knowledge of principals and practices of facility maintenance, both commercial and residential structures * Skills in budget development, project proposals, project management * Ability to use various hand and power tools, facilities and ground maintenance equipment * Strong computer skills to do or quickly learn required assignments, reading, math skills necessary to understand technical issues.
* High degree of integrity in all areas of conduct related too or reflecting on the Organization * Ability to remain poised in an emergency situation.
